The mining cottage, Killifreth: approved first time after two earlier refusals

Planning is where many extension projects stall. A well-prepared application, designed with the planners’ concerns in mind from the start, is the best way to get a clear decision without months of back and forth.

We prepare and submit the application, deal with Cornwall Council on your behalf, and respond to any questions or requests for changes while it’s being decided.

How it works

  1. 1

    Check what’s needed

We confirm whether your project needs full planning permission, prior approval, or falls under permitted development.

  2. 2

    Design with planning in mind

We look at local policy and the site’s planning history, so the design addresses likely concerns before they’re raised.

  3. 3

    Prepare and submit

Drawings, statements and forms put together and submitted to Cornwall Council.

  4. 4

    Manage it to a decision

We handle questions from the case officer and any amendments, and keep you updated throughout.

Common questions

How long does planning take?

For a householder application, the council’s target is usually eight weeks from when the application is validated. Some take longer, especially on sensitive sites, and preparing the drawings comes before that.

What if my site has been refused before?

We look at why earlier applications failed and design around it. Our mining cottage project at Killifreth was approved first time after two previous refusals.

My house is in a conservation area or National Landscape. Can I still extend?

Often, yes, but the design needs more care and a stronger justification. We’ve gained approvals on sensitive sites, including in an Area of Outstanding Natural Beauty and the Cornwall and West Devon Mining Landscape World Heritage Site.
