Completed orangery extension built from building regulations drawings
The Orangery, St Columb Major, built from our drawings

Planning permission covers how an extension looks. Building regulations cover how it’s built: structure, insulation, fire safety, drainage, ventilation and more. You need building regulations approval whether or not you need planning.

A clear, complete set of drawings is also what lets builders give you accurate prices, and saves costly questions and changes once work starts on site.

What’s included

  • Specification notes covering structure, insulation, fire safety and ventilation
  • Structural calculations coordinated with an engineer
  • Drainage layouts

  • Principal Designer duties under the Building Regulations and CDM, where needed

How it works

  1. 1

    Develop the approved design

We take your planning drawings, or your design if planning isn’t needed, and work out exactly how it will be built.

  2. 2

    Coordinate the structure

Steels, foundations and openings are worked through with a structural engineer.

  3. 3

    Submit to Building Control

A full plans application, with any queries from Building Control answered for you.

  4. 4

    Ready for your builder

An approved, build-ready package your builder can price and work from.

Common questions

Do I need building regulations approval if I don’t need planning?

Usually, yes. Most extensions need building regulations approval even when they’re permitted development and don’t need planning permission.

What’s the difference between a full plans application and a building notice?

A full plans application has the drawings checked and approved before work starts, which gives you and your builder certainty. A building notice skips that step, which can be quicker but riskier. For most extensions we recommend full plans.

Do you only do building regs if you did the planning?

No. We can produce building regulations drawings for a design that already has planning permission, including one drawn by someone else.
